Maintenance & Repair Requests

Tenant's are responsible for several basic maintenance and repair items. Before submitting a maintenance request, please review the following:

  • Plumbing Back-Ups: Tenants should attempt to use a plunger on backed up toilets, sinks and tub before submitting a maintenance request. If the line is backed up due to the Tenant's inappropriate or excessive use (i.e.; hair, food, paper products, etc.), Tenant will be responsible for all costs to snake the drain.
  • Garbage Disposals: Please download our Garbage Disposal Troubleshooting Guide which outlines several simple steps to get your disposal working again.
  • Light Bulbs & Fixtures: Tenants are responsible for replacing light bulbs. Before requesting repairs of light fixtures, please make sure the bulbs have been replaced first.
  • Electrical Problems: Tenants should check the circuit breakers and GFI red reset buttons on all outlets before submitting a maintenance request for electrical issues. If you are unsure where to find the main circuit breaker for unit, please check with your manager or call the main office.
  • Pilot Lights: If your water heater, heating system and/or fireplace are gas operated and aren't working, Tenants should check to see if the pilot light is lit before submitting a maintenance request. If the flame is not lit, please carefully follow the instructions on the unit to relight. If you are unsure where to look or how to light your pilot light, please check with your manager or call the main office. Tenant's will be responsible for all costs if a service tech is called out to relight a pilot light.
  • Heating Filters: Replacing the HVAC filters is the tenant's responsibility. We recommend changing out the filters quarterly (every 3 months) to lower energy costs and insure optimal performance of the system.
  • Smoke Detector: Tenants are responsible for changing the batteries in their smoke detector(s). If your unit starts making a chirping sound, the battery will need to be replaced.
